30 June, 2008 – Exchange Quay gets a hat-trick of lettings
Exchange Quay, situated in Salford Quays, has successfully let three new companies within their 532,000 sq ft development. CH Robinson, Artic Personnel and Environmental Resources Management Ltd have all taken space within the complex.
Logistics company CH Robinson (UK) Ltd has relocated its regional office to Exchange Quay, Salford Quays, Manchester.
The company, which manages the import and export of freight with 250 offices around the world, has taken a suite of 2030 sq ft on a 6 year lease in Building 8.
Branch manager Chris Mills who comes from Manchester made the decision to relocate from Birmingham as a lot of their customers are based in the northwest and the fact that Manchester has better pool of talent from which to recruit due to its universities.
Chris said “Manchester has undergone substantial regeneration and is now a more vibrant city than Birmingham and the move received universal approval by the staff. We wanted good quality office space and local amenities for our employees as well as a secure environment with excellent parking due to long hours we work to accommodate the time differences within the countries with which we deal – Exchange Quay delivered on all fronts.
Arctic Personnel has also relocated its business to Exchange Quay and has taken the 2nd floor of Building 5 on a 10 year lease. The industrial, commercial and technical recruitment company needed to move from its north Manchester base having won several national contracts including General Electric.
Partner, Ayyaz Ahmad said “We had outgrown our premises and wanted to raise our profile and the Exchange Quay office complex provided what we consider the best offices in Manchester. We are well served by the everyday facilities within the complex including restaurant, shops and post office and with the Metrolink on our doorstep the city centre is within easy reach. Accessibility for both our clients and candidates was a key factor and Exchange Quay provides this with the excellent public transport links and on-site parking. As a professional firm within this business environment we have generated additional business by networking with our neighbours – a definite added bonus.
Environmental Resources Management Ltd, one of the world’s leading providers of environmental, health & safety, risk and social consulting services, has increased its occupancy at Exchange Quay by taking a further 3420 sq ft by moving from Building 8 to 11th floor of Building 5. The new 10 year lease is for a total of 7605 sq ft. with an option to break in year 6.
Andrew Bale, Partner said “We had seen a significant growth in staff numbers year on year which eventually meant we needed to move to a larger office at the end of 2007. We made the decision to stay at Exchange Quay due to a number of reasons, which included: good transportation links (including the Metrolink) allowing easy access to the motorway network and Manchester airport; on-site parking; a safe, secure environment with 24hr cover; and local facilities. Moreover, we recognised that the wider Salford Quays area will continue to grow and thrive, and will be an even better and more exciting location in the years to come.”
“This is a very positive start to 2008 and with further lettings in the pipeline it reinforces Exchange Quay as a highly competitive alternative to the city centre with headline rents of £17.50 sq ft which have been achieved in all these lettings. Our recent streamlining of space to accommodate tenants’ requests to be located in one building rather than several is proving very successful and means we are also currently able to meet requirements of up to 25,000 sq ft which has not been the case for a long time” said David Clark of Exchange Quay Management.
