Investment Ask

The full scale of investment needed to deliver the aspirations of Northfold will be met by a combination of public funding and private investment.

Within Northfold there is a diverse portfolio of investment opportunities, including:

– Direct investment and indirect investment through REITs
– Long-term investment opportunities for area-wide regeneration, allowing investors a role in defining placemaking and asset definition, for example within Wigan Station Gateway
– A broad range of housing sites, types and tenures providing opportunities for various forms of residential investment across the area
– Lead developer and investor opportunities in partnership with the public sector, where public funding and facilitation is key to unlocking delivery

The Bolton Town Centre MDC will enable development sites to come forward and investment to be targeted, delivered by a new MDC team.

Strategic Rationale

Northfold is one of Greater Manchester’s six growth locations and a strategic priority for the city region. The development will provide new and improved transport infrastructure across Wigan and Bolton, enabling delivery of thousands of new homes and driving improved economic opportunity and wellbeing through a range of leisure, recreation, commercial and health investments.

 

Northfold will be delivered to ensure the benefits of economic growth reach more communities across the area.

Development Timeline

Northfold is a long-term strategy delivered in phases across a range of sites and projects. Work is already underway on site on a number of projects, notably in Wigan town centre and Haigh Hall, with a strong pipeline of schemes continuing delivery across the next decade.

There are short-term projects being brought to market within the town centres, alongside medium and long-term development opportunities across the wider area.
