Stockport 8 aims to create a connected, walkable, and thriving neighbourhood that brings together surrounding communities and extends the town centre into existing neighbourhoods. As one of the largest town centre regeneration projects in the UK, the site is at the heart of the MDC’s wider £1bn vision for the Town Centre which will transform Stockport into the most sustainable, liveable town centre in the region over the next decade. The first phase of Stockport 8 has the potential to deliver: - 1,300 homes with a mix of tenures including private rent, affordable and open market sale homes - improved public realm and community spaces - active travel and pedestrian routes - over £35m investment into Stockport In the future, phases 2 and 3 will deliver a further circa 850 homes and will comprise a mix of private rent, affordable and open market sale homes.

Plots 1A and C (353 apartments for private rent) – £37.4m of the GMCA’s Good Growth Fund has been allocated to the delivery of the development, which will be invested alongside funding from a separate investment partner.

Plot 1B (82 affordable apartments at 80% market discount rent) – £3.89m of the GMCA’s Good Growth Fund has been allocated to delivery of the development. The remainder of the funding will be provided by a Registered Provider, with support from the Homes England Social Affordable Homes Programme.

Planning Status

Detailed planning consent has been granted for Phase 1, outline consent has been approved for the remaining phases.

Stockport MDC has a proven delivery record and is one of the UK’s leading MDC’s. It has recently tripled its boundary, indicating its success thus far and enabling it to continuing regenerating into the east of Stockport town centre.

Market Overview

Stockport is experiencing significant rental uplift with strong upwards momentum: Residential rents for a 2 bedroom apartment are reaching £1,500 per month for a prime apartment, an increase from average rents of £700 per month in 2020. However, rents remain affordable compared to Manchester City Centre, contributing to strong market demand.

Development Timeline

Phase 1 is due to start on site in 2026 and complete in 2029. Future phases are expected to commence in 2029.
